Victorian terraces and what is under the floor
Liverpool has a great deal of Victorian and Edwardian terraced housing, and in a wet room that is the single biggest variable.
Solid walls, suspended timber floors, bathrooms that were added into the back of the house rather than designed in, and occasionally a floor that has been patched two or three times over a century. None of it is a reason not to do the work — it is a reason to look properly before pricing it.
The failure we get called out to fix in houses like these is almost always the same: a wet room tiled over inadequate tanking, which looked fine for a year and then showed up as a stain on a ceiling below. The waterproofing is the job. We check and prepare the substrate, set the former in, tank the area as a continuous membrane, set the falls, and only then tile.
We also take on landlord and letting agent work — turnaround between tenancies, and planned upgrades across a portfolio.

What we do
Nine trades, one point of contact
We handle the building and plastering ourselves and manage every other trade the job needs, so the programme is our problem rather than yours.
Wet rooms
Tanking, level-access formers, linear and centre drainage. The waterproofing is the job; the tiles are only the finish.
Bathrooms
Full installations, from strip-out through first fix, boarding and tiling to a finished room.
Kitchens
Fitting, with plumbing and electrics planned around the layout rather than worked around afterwards.
Structural works
New openings, load-bearing alterations and layout changes, with building control liaison.
Plastering
Skimming, re-skims and making good, so the finish does not give away where the work was done.
Flooring
LVT, laminate, engineered wood and tile, laid over a subfloor prepared properly first.
Central heating, plumbing and electrical work is carried out alongside the build. We do not take on roofing.
Adaptations
Disabled Facilities Grant work in Liverpool
Grant-funded adaptations here are administered by Liverpool City Council, normally following an assessment by an occupational therapist.
If an application is already under way, we can quote directly against the scope the occupational therapist has set out. That keeps the paperwork moving instead of restarting the specification from scratch.
Privately funded adaptations are taken on exactly the same basis. The work is identical — only the funding differs, and nobody has to wait for a decision before starting.
Level-access formers, walk-in showers, grab rail provision and slip-resistant finishes, specified around the person who will use the room rather than around a catalogue.
