Two very different building stocks, ten minutes apart
Skelmersdale and Ormskirk sit close together and could hardly be less alike to work in.
Skelmersdale was developed as a new town from the 1960s, so a lot of its housing is of a similar age and construction. That is genuinely helpful — once you have done a few, you know what is behind the wall and under the floor before you lift anything, and the pricing is more predictable as a result.
Ormskirk and the villages around it — Aughton, Burscough, Parbold — are much more varied, with older properties where nothing can be assumed and the survey does more work.
Either way the process is the same: look at the room, say what is realistic, put an itemised price in writing, and only then start. If a job is not worth doing, or not worth doing the way you had in mind, we will say so at that stage rather than halfway through.

Finished last month, a few miles from Ormskirk. Large-format veined porcelain through the whole room, a level threshold with no step into the shower, and a linear channel set flush at the back of the enclosure.

What we do
Nine trades, one point of contact
We handle the building and plastering ourselves and manage every other trade the job needs, so the programme is our problem rather than yours.
Wet rooms
Tanking, level-access formers, linear and centre drainage. The waterproofing is the job; the tiles are only the finish.
Bathrooms
Full installations, from strip-out through first fix, boarding and tiling to a finished room.
Kitchens
Fitting, with plumbing and electrics planned around the layout rather than worked around afterwards.
Structural works
New openings, load-bearing alterations and layout changes, with building control liaison.
Plastering
Skimming, re-skims and making good, so the finish does not give away where the work was done.
Flooring
LVT, laminate, engineered wood and tile, laid over a subfloor prepared properly first.
Central heating, plumbing and electrical work is carried out alongside the build. We do not take on roofing.
Adaptations
Disabled Facilities Grant work in West Lancashire
Grant-funded adaptations here are administered by West Lancashire Borough Council, normally following an assessment by an occupational therapist.
If an application is already under way, we can quote directly against the scope the occupational therapist has set out. That keeps the paperwork moving instead of restarting the specification from scratch.
Privately funded adaptations are taken on exactly the same basis. The work is identical — only the funding differs, and nobody has to wait for a decision before starting.
Level-access formers, walk-in showers, grab rail provision and slip-resistant finishes, specified around the person who will use the room rather than around a catalogue.
